Can foreigners buy property in North Cyprus?

Yes. Foreign nationals have been legally purchasing property here since 1974. You apply for government permission (routine, 3 to 6 months) and your contract is registered at the Land Registry from day one.

How do instalment plans work?

Most developers offer 0% interest plans: 30 to 40% deposit, balance over 12 to 84 months. No bank, no credit check. You pay directly to the developer.

What are the total buying costs?

Approximately 10 to 14% on top of the property price: stamp duty 0.5%, VAT 5%, registration fee 3 to 9%, solicitor £1,500 to £2,500. There is no annual property tax.

What types of title deeds exist?

Three types: Turkish Title (strongest, pre-1974), Exchange Title (government-backed), and TRNC Title (state-allocated). We only sell properties with Turkish or Exchange Title.

Do you charge buyers any fees?

No. Our service is completely free to buyers. We are compensated by the developer or seller through standard industry commission.
