Kyrenia
The jewel of North Cyprus. A Venetian harbour, Crusader castle, mountain backdrop, and the most vibrant dining and nightlife scene on the island.
Overview
Why Buyers Love Kyrenia
Kyrenia is where most people fall in love with North Cyprus. It is the kind of place where you walk along a 2,000 year old harbour, sit down at a waterfront restaurant, and wonder why you did not move here sooner.
The town sits between the Besparmak Mountains and the Mediterranean coast. The old harbour is lined with restaurants, bars, and boutique shops. Behind it rises the 12th century Kyrenia Castle. Above it all, the Five Finger Mountains create a dramatic backdrop that never gets old.
For property buyers, Kyrenia offers the widest variety on the island. You can find everything from modern apartments in new developments to traditional stone houses in mountain villages. The area has the largest expat community in North Cyprus, with established English speaking services, social clubs, and support networks.
It is also the closest region to Ercan Airport (about 25 minutes by car) and to the Larnaca border crossing (about 45 minutes), making it the most accessible part of the island for international buyers.

Each pocket of Kyrenia has its own feel. Here is a quick guide to help you narrow things down.

Walking distance to the harbour, castle, and market. Best for buyers who want a vibrant, walkable lifestyle with restaurants and shops on the doorstep. A mix of older buildings and new boutique developments.
Alsancak
A popular expat area about 10 minutes west of the centre. Modern developments, supermarkets, and a laid back residential feel. Close to the coast with several beach clubs. Good balance of price and convenience.
Çatalköy
Hillside village between Kyrenia and Alsancak. Known for mountain views and larger plots. Quieter and more spacious than the centre. Popular with families and buyers looking for villas with gardens.
Lapta
A charming village 20 minutes west of Kyrenia, tucked into the mountain foothills. Gorgeous views, cooler summers, and a small but friendly expat community. Great value compared to the centre.
Karşıyaka
Further west along the coast. Very quiet, very scenic. A good option for retirees and nature lovers who do not need to be close to town. Increasingly popular with new developments going up.

Investment Case
Kyrenia as an Investment
Kyrenia has shown steady and reliable capital growth. It does not have the explosive appreciation numbers of Iskele, but what it offers is consistency. Property values have risen 10 to 15% annually over recent years, and the area has strong year round rental demand.
Short term holiday rentals perform well from April through November, with occupancy rates of 70 to 85% in peak months. Long term rentals are also in demand, especially from expats, university staff, and professionals working in Kyrenia and Nicosia.
The key advantage for investors is Kyrenia's established reputation. It is the area most international buyers know and trust. That means a more liquid resale market compared to newer hotspots, and a deeper pool of potential tenants.
For buyers who want a balance of lifestyle enjoyment and solid returns, Kyrenia remains the most well rounded choice on the island.
