Is Underrated

Famagusta does not get the same attention as Kyrenia or Iskele among international buyers, and that is precisely why it is worth looking at.

The old walled city is genuinely stunning. Medieval churches, Venetian fortifications, and Ottoman architecture sit within the walls. The Lala Mustafa Pasha Mosque (originally the Cathedral of St Nicholas, built in 1298) is one of the most impressive buildings in the entire Mediterranean.

But what drives the property market here is not history. It is the universities. Eastern Mediterranean University alone has over 20,000 students, and several other institutions push the total student population above 90,000. That creates consistent, year round rental demand that is not dependent on seasonal tourism.

For investors who want reliable income with a lower entry price, Famagusta makes a lot of sense. A one bed apartment near the university costs £70,000 to £100,000 and can generate £400 to £600 per month in rent, giving you yields of 6 to 9% net.
