Choosing Iskele

Five years ago, Iskele was a quiet fishing district on the eastern coast. Today it is the single hottest property market in North Cyprus, and it is not hard to see why.

Long Beach is the headline. It is a 12km stretch of golden sand that runs south from Bogaz. The water is shallow, warm, and clean. Behind the beach, dozens of new residential developments have sprung up, each competing with infinity pools, gyms, spas, and on site management. It has the energy of a place that is building something new.

What draws investors specifically is the appreciation. Properties purchased off plan in 2022 or 2023 have seen 40 to 60% gains by 2026. While that pace will naturally moderate, the fundamentals remain strong: limited beachfront land, growing international demand, improving infrastructure, and a rising tourism profile.

Iskele is not as developed as Kyrenia in terms of restaurants and social life. It is younger, more resort oriented, and more construction focused. But for buyers who prioritise returns and beach access over charming harbour towns, it is the clear winner.

Areas Within Iskele

The Iskele district covers a wide stretch of coastline. Each pocket has a slightly different character.

Long Beach (North)

The most developed section. Walking distance to restaurants, mini markets, and beach clubs. Most of the large scale new developments are here. Highest rental demand and easiest to let.

Long Beach (South)

Quieter and less built up. Newer projects are starting to appear. Better value than the north end but with less infrastructure currently. A good bet for buyers who want lower entry prices with growth potential.

Boğaziçi (Bogaz)

The fishing village at the northern tip. Known for its harbourside fish restaurants. More authentic and less touristy. A handful of developments offer a different feel to the Long Beach strip.

Iskele Town Centre

The administrative centre of the district. Not on the beach but more affordable and close to local services. A practical option for long term residents who want lower costs and a more local feel.

The southern end of the coast. Home to a new tourism zone with large hotel and resort projects. Still early stage but watch this space. Very affordable entry prices for those who can wait for the area to mature.

What Life in Iskele Looks Like

The Beach

This is the main draw. 12km of sand, warm shallow water, and a growing number of beach clubs with loungers, cocktails, and DJ sets through summer. You can walk to the beach from most developments.

New Developments

Most buildings are less than 5 years old. Expect modern amenities: infinity pools, gyms, saunas, children's play areas, 24 hour security, and on site management. Build quality has improved significantly.

Dining & Nightlife

Growing but not yet at Kyrenia's level. Several good restaurants along the beach road and in Bogaz. New cafes and bars are opening every season. In a couple of years this area will have its own vibrant scene.

Getting Around

A car is useful here. The Long Beach strip is spread out over 12km. Kyrenia is about 1.5 hours west. Famagusta is 30 minutes south. Ercan Airport is around 45 minutes.

Rental Demand

Strong from May to October for holiday lets. Some developments see near full occupancy in July and August. Winter rentals are growing as digital nomads and longer stay visitors discover the area.

The Vibe

Resort energy. Younger, more international, less traditional than Kyrenia. Think Bodrum 15 years ago, or Tulum before it exploded. It is a place that feels like it is just getting started.
