Nicosia is where the government sits, where the banks are headquartered, and where most of the country's professionals work. It has a UN buffer zone running through its centre, separating the Turkish north from the Greek south, which makes it the world's last divided capital. That sounds dramatic, but in practice you can walk across the border freely through the Ledra Street checkpoint.

For property buyers, the appeal is simple: lowest prices on the island, steady rental demand from government employees, university students (Near East University is here), and professionals who need to be in the capital for work. It is not glamorous, but the numbers work.

There is also a real estate argument around long term political resolution. If the Cyprus problem is ever solved, Nicosia properties could see significant value increases. That is speculative, but at current prices the downside risk is limited.
