Buying Process

From initial enquiry to receiving your title deed — here's how it works.

How do I start the process of buying property in North Cyprus?

+
The process is straightforward. Browse our verified listings or tell us your requirements and budget, we send a personalised shortlist within 24 hours. Once you identify a property (remotely via video tour or during a viewing trip), you pay a small reservation deposit (typically £1,000–£5,000) to take it off the market. Your solicitor handles the contract, and you complete the purchase with flexible payment terms. Reservation to contract signing typically takes 2–4 weeks.

Can foreigners legally buy property in North Cyprus?

+
Yes, absolutely. Foreign nationals have been legally purchasing property here since 1974, regulated by TRNC law. You'll apply for government purchase permission (Council of Ministers approval). A routine process taking 3–6 months. During this period your property is already registered at the Land Registry in your name. Thousands of British, German, Scandinavian, and Russian buyers own property here without issue.

What are the steps in the buying process?

+
Seven clear steps:
  • Step 1: Choose your property and pay a reservation deposit
  • Step 2: Appoint an independent solicitor
  • Step 3: Sign the contract of sale and register it at the Land Registry
  • Step 4: Apply for government purchase permission
  • Step 5: Make payments per your agreed schedule
  • Step 6: Receive purchase permission (3–6 months)
  • Step 7: Transfer the title deed into your name
We guide you through every step and coordinate with solicitors, developers, and government offices.

Do I need to visit North Cyprus before buying?

+
While we recommend a viewing trip, it isn't strictly necessary. Many clients purchase remotely using our detailed video tours, 360° virtual walk-throughs, and live video calls with agents on-site. We provide area guides, drone footage, and arrange virtual solicitor meetings. If you visit, we offer complimentary accommodation, airport transfers, guided tours, and area orientation over 2–3 days.

How long does the entire buying process take?

+
Resale (ready to move in): 4–8 weeks from reservation to keys. Off-plan (under construction): 4–24 months depending on project phase. Government permission (3–6 months) runs in parallel. Contract signing and Land Registry registration happen within 1–2 weeks of reservation.

Can I buy property through a company instead of personally?

+
Yes. A TRNC-registered company removes the restriction on number of properties you can own (individuals are limited to number of properties (area based) or one donum of land). Setup costs approximately £2,000–£3,000. Your solicitor can advise whether personal or company ownership suits your situation.

Legal & Title Deeds

Understanding the legal framework and your property rights.

What types of title deeds exist in North Cyprus?

+
Three main types:
  • Turkish Title (Pre-1974): Strongest form. Owned by Turkish Cypriots before 1974, never disputed. Internationally recognised.
  • Exchange Title (Eşdeğer Koçan): Government-backed, issued to Turkish Cypriots who exchanged property in the south. Legally secure.
  • TRNC Title (Allocation): State-allocated land. More legal nuance. We advise caution.
We only sell properties with Turkish Title or Exchange Title for maximum client protection.

Is my property ownership legally protected?

+
Yes. Your contract is registered at the TRNC Land Registry from the moment of signing. Once your title deed is issued, you have full ownership rights; sell, rent, inherit, develop. We recommend all clients appoint an independent solicitor specialising in TRNC property law.

What is the Council of Ministers permission?

+
A routine administrative process for all foreign buyers. Filed after contract signing, takes 3–6 months. Your contract is already Land Registry-registered, so your rights are protected during this period. Approval rates are extremely high. Rejections are rare and typically only occur with high criminal records.

Do I need a solicitor?

+
Strongly recommended. They review contracts, conduct title searches, check for encumbrances, and handle the permission application. Fees: £1,500–£2,500. We recommend English, German, and Russian-speaking specialists who can work remotely.

What about the political situation — is my investment at risk?

+
North Cyprus has been stable and self-governing for over 50 years. Property rights are established and enforced. Thousands of international buyers own property here. While the political situation remains unresolved internationally, this has not affected property ownership or daily life. The market has grown consistently with strong demand.

Costs, Payments & Finance

A transparent breakdown of what you'll pay and how payment works.

What are the total buying costs beyond the property price?

+
Approximately 10–14% total:
  • Stamp Duty: 0.5% (paid within 21 days of signing)
  • VAT: 5% (first property, reduced rate)
  • Title Transfer Fee: 6–9%
  • Solicitor: £1,500–£2,500
  • Electricity Connection: £1,500–£2,500 (one-time)
No annual property tax — a major advantage over Spain, Portugal, and Turkey.

How do instalment plans work?

+
Developers offer interest-free plans:
  • Deposit: 30–40%
  • Balance: 12–84 months at 0% interest
  • No credit check — developer holds title until complete
Example: £150,000 apartment, 35% deposit = £52,500 upfront + ~£1,625/month over 60 months. Plans vary by project.

Can I get a mortgage in North Cyprus?

+
Bank mortgages for foreigners are limited. Developer instalment plans (0% interest, extended terms) are more favourable. Some UK buyers use equity release or UK remortgage. We advise on the best approach for your situation.

How do I transfer money to North Cyprus?

+
International bank transfer in GBP, EUR, or USD. Many clients use Wise, OFX, or CurrencyFair for better rates. Payments go directly to the developer/seller account per your contract. Your solicitor verifies all details.

Are there any hidden fees?

+
No. All costs are disclosed upfront. Our buyer service is free. We're compensated by the developer/seller. No finder's fees, no consultation fees, no hidden charges. We provide a full cost breakdown for every property.

How does North Cyprus compare to Spain or Portugal for investment?

+
Key advantages:
  • Price: 2-bed at £135K vs £280K (Spain) or £310K (Portugal)

  • Growth: Earlier development cycle = more appreciation potential
Trade-offs: political complexity, smaller resale market. We recommend North Cyprus as part of a balanced investment strategy.
